2007-2008 Japanese Restaurant

Project name: The Zen Japanese restaurant
Location: 8 Central street Sydney Australia








Size: Total Site Area 236 m2
The premise is located in commercial based area in Sydney CBD.

Statement of environmental effects

This application proposes the use of the existing property, located on 8 Central Street Sydney, into a Japanese Restaurant, in compliance and accordance with Central Sydney Local Environmental Plan 2005.
Central Sydney Development Control Plan 1996 and Environmental Planning and Assessment Act 1976.
This proposes building is listed on the local government heritage conservation. All interior design and refurbishing works will be strictly followed in accordance of the Local Government Regulation regarding to Heritage building conservation.
There are no activities to work on Heritages significants.


Business proposal
The proposed development is providing quality Japanese food such as noodle, sushi and raw fish dishes with fine salad and Japanese alcohols. This proposal will serve not only fine foods but also qualified manner of services and designated internal spaces.

Internal proposal
There are Kitchen, staff room, toilets, dinning rooms, dumb lift for food transportation, storages and private function room for the group customers.
Reception area will help seat positioning and menu information.

Kitchen
All cooking equipments will be approved for quality control in order to minimize risk of fire.
Fabricated cool room will be installed in accordance with regulation and BCA.
Stainless steel work station will be used in keeping clean conditions without rusts.

Storage
There will be storage in the proposal however every floor in dead spaces. The items that are subjected to be stored will not be rotten food or date-expiry items.

Toilet
Existing male and female toilets are located at 2m away from the outside of the proposal that are provided by main building. There are additional 3 toilets in first floor and second floor including disable amenity inside of the proposed development. So totally there are 5 toilets for this proposed development.
These toilets that are situated inside the development have the airlock in accordance to BCA.

Wall and Built in furniture
All spaces are divided plasterboard with steel frames. After plastering it will be paint-finished with selected colours. There are items for furniture fitout.
Wet area flooring and general flooring
Wet area should be laid with tile on floor and splash-back according to BCA.
Polished concrete floor in ground floor should be non-slip materials used.
First and second floors will be timber floor that are also subject to non-slip.
All these flooring consideration will be complied with BCA and the local government regulations.

Fire protecting solution
Existing sprinklers will be added and modified according to BCA.
Existing Fire hydrants and fire hose reel will be retained 
Smoke alarm and emergency lighting will be added according to BCA.

Mechanical Services
Dumb lift for the food transportation will be fitting in accordance to BCA and Australian Standard.
Existing A/C will be retained or modified according to BCA and AS.
New Ventilation system will be added in Kitchen area according to BCA and AS.

Electrical works
All existing lights will be retained and new light and power will be added in accordance to BCA and Australian Wiring Standard.

Plumbing works
New plumbing systems will be fit in accordance to BCA and regulations.
Gas pipe will be newly installed according to BCA and regulations.
